Plans submitted for luxury flats next to Royal Liverpool Golf Club at Hoylake

Cayley Developments wants to build nine high-end apartments at 34 Meols Drive in Hoylake, next door to the golf club which will host the 2023 Open Championship.

The proposal, which will be located within the Meols Drive Conservation Area, would see two-bedroom and three-bedroom flats built.

As well as this, the 'White House', the current property at 34 Meols Drive which was built in the 1880s, will be demolished.

The heritage statement attached to the plan, written by Turley Heritage, said the new building would not harm the area given changes to the White House over the years.

The statement read: "Whilst the building has some characteristics typical of the buildings found within the conservation area, including its height, scale and the use of red brick/render, it does not exhibit the high quality architecture and consistency of detailing as found elsewhere within the area and has been eroded by various unsympathetic alterations and extensions.

"The cumulative alterations to the building, including the replacement of the roof and removal/rebuilding of the chimneys, large scale extensions and replacement of windows has undermined its overall integrity and appearance."

The scheme's design was an important factor in preserving the area's character, according to the statement.

It continued: "The building itself forms nine residential units but has been consciously designed to give the impression of one large house to respond to the prevailing character of the conservation area.

"Overall, the proposed new building will create an attractive, bespoke, high quality and contextual scheme along Meols Drive."

Turley Heritage insisted that the Royal Liverpool Golf Club would not be harmed in any way by the proposal.

The heritage statement added: "The proposals will not alter or diminish the significance of the Royal Liverpool Golf Club, nor will it disrupt an appreciation of the architectural quality of the club house."

Wirral Council must now decide whether to accept or reject the proposal.
