In our part of the world sales of expensive, luxury homes have soared of late, while the demolition of houses and their replacement with new and sometimes multiple dwellings is also the order of the day.

There are several reasons why this is happening, including:

- people want to realise the value of land they own, and land is at a premium right now

- money is cheap as lenders fight for custom

- the pandemic has given people time to consider their own housing requirements and the value of their own properties

- and no doubt areas like ours have become very desirable to those who found life in cities difficult when COVID-19 restrictions were tight.

This plot of land on Dawstone Road is on the market with Move Residential, and comes with a price tag of around £750,000 to £850,000 - and planning permission for a dwelling with five bedrooms and five bathrooms.

Says Move Residential: "The plans that have been passed are for a contemporary residence, double fronted with feature glass windows which flood the property with an abundance of natural light.

"Inside you have a grand entrance hallway with feature staircase and galleried landing, W.C/cloakroom, front games room and dining room.

"To the rear, spanning the full width of the property you have an impressive open plan living kitchen diner with two sets of bi-folding doors, utility room and boiler/service room. To the first floor you have four sizeable double bedrooms all boasting closets and en suite facilities.

"The second floor offers a fifth double bedroom with en suite. The plot further benefits from ample parking and extensive wrap-around gardens."

The plot of land on offer is part of one on which a single dwelling once stood. This was demolished and the site divided into two - one impressive home has already been constructed.

This is a very desirable area, close to everything that makes Heswall and Lower Heswall attractive, and just a minute away from the Devon Doorway roundabout and roads to Liverpool, Chester and Manchester.

There is perhaps one small drawback - no garage. An earlier planning application included one, but as Wirral's planning officers observed: "The proposed garage was to be sited along the site boundary with Well Lane and was to be a fairly substantial structure.

"It is considered that a garage in this position would be particularly obtrusive because of the elevated position of the site at this point, and because of the potential impact on the existing boundary trees. As such, this element has been now removed from the proposals."
